“How will you know when I have done a good job?”

While on the listing appointment ask – “How will you know when I have done a good job?”
Their answer, if you listen carefully,  will let you know. If they say I’ll just know or It will feel right they may be someone who makes decisions on their own. Tell them what other people do and they’ll say so what.  Tell them to do this because it’s the right thing to do and you’ll connect.
Someone who looks outside for answers might say – I’ll know by the results you get” or the “house will be sold.” Tell them to do what’s right and they’ll get frustrated.  Tell the outside looker “this will get you offers” and they’ll take action.

 Buying a Refurbished Device

Buying a refurbished tech product will save you money compared to buying it new. It also gives a device a second life instead of sending it off to be recycled. And especially during these times when demand is high for all kinds of tech, buying refurbished is sometimes the only way to get your hands on a product when retail channels are strained or just completely out of new merchandise.
BUT how can you buy a refurbished device safely?

To use with a “For Sale By Owner” who is interested,
but hesitant because they may have a buyer on the hook:   

Wouldn’t it be great if you could have your cake and eat it too? I have an idea you are going to like.
List with me today and I will give you an exclusion on any buyer you find in the next two weeks.
That will give you three advantages: 
  1. As soon as you agree to list, you will have leverage. You can call any buyers who have seen your house, or any new buyers you may find in the next two weeks, and tell them you can still sell privately to them if they are interested.
  2.  I will immediately prepare a thorough analysis, and you will know exactly how much a direct buyer would have to pay so you would come out ahead by selling to the buyer. That puts you in a very strong negotiating position!
  3. If you decide to sell to a buyer, we will suspend my listing until you close. If your sale goes through, you owe me nothing. If your buyer fails to close, I may have a backup buyer ready to close. That way you would be in a Win-Win situation,

Is Chicago going to be underwater?

Rents Surging – why do higher prices affect renters more than buyers? It is because buyers pay principal and interest and are leveraged.  For example, if homes rise 10% in value from $400,000 to $440,000 the principal and interest payment (at 3 years and 3% interest) goes up $168 but $2000 rents rising 10% is $200 a month more.

These buyers have agreed to buy your home. If you choose to counteroffer it’s a bit like saying “I want to buy my house back from you” for whatever amount you are thinking of countering. Foreclosures Surge this month!!!!!! But still below pre-pandemic levels.   Let’s put this one to bed – “the end of our housing shortage (and therefore the beginning of our marketing crashing)” Just isn’t going to happen – Thousands of loans may be in default and they won’t go into foreclosure because we will sell them and put money in the seller’s pockets!
