I’m not going to tell you that many sellers have made the mistake of equating the number of lookie-loos that attended with success. This is because only a small percentage of open houses actually sell during the open house. Experience shows that Opens draw attention, which means it results in people talking about it and sharing information with friends and family. This activates neighbors, agents, and buyers to look at your home for sale. Whats an Open will do is highlight, reinforce, and remind the marketplace about your features and benefits that will ultimately result in a sale, SO when you think about your Open House it’s about quality, not quantity.

Buying a Refurbished Device
Buying a refurbished tech product will save you money compared to buying it new. It also gives a device a second life instead of sending it off to be recycled. And especially during these times when demand is high for all kinds of tech, buying refurbished is sometimes the only way to get your hands on a product when retail channels are strained or just completely out of new merchandise.
BUT how can you buy a refurbished device safely?

Wouldn’t it be great if you could have your cake and eat it too? I have an idea you are going to like.

- I will immediately prepare a thorough analysis, and you will know exactly how much a direct buyer would have to pay so you would come out ahead by selling to the buyer. That puts you in a very strong negotiating position!
- If you decide to sell to a buyer, we will suspend my listing until you close. If your sale goes through, you owe me nothing. If your buyer fails to close, I may have a backup buyer ready to close. That way you would be in a Win-Win situation,

For example, if homes rise 10% in value from $400,000 to $440,000 the principal and interest payment (at 3 years and 3% interest) goes up $168 but $2000 rents rising 10% is $200 a month more.

These buyers have agreed to buy your home. If you choose to counteroffer it’s a bit like saying “I want to buy my house back from you” for whatever amount you are thinking of countering. I’m not saying accept this offer and I do want to advise you that you may really want to think it over before you decide to buy this house back because contractually once you say yes your home is sold!
