I’m not proud of the amateurs because either through a lack of experience or an ulterior motive, they may stretch legal and ethical practices to get their way.

Pros like me do the opposite; we tell you the truth and let you make the best decision possible for yourself.

So please be comfortable having a secret code between ourselves. When we are involved with the different people in the transaction, I will say simply amateur or pro, and we will both know what that means.

Thanks for noticing. It’s clear that making the best decision is important to you. They do have a big team. Have you ever thought about how little time those “top agents” really invest in your particular sale?

See … what many people don’t realize is that the so-called “top agents” MUST spend so much time generating business that they don’t have that much time left actually to do what you’ve hired them to do!

They have big teams that get delegated to yet another client to work with.
Many times, these team members are transient, less qualified, and have little or no interest in you and your needs. How can they? Have they spent the kind of time with you that I am?

How can a ‘team’ give you the comprehensive attention your home and equity deserve?

Let’s do the right thing and sign the contract.

You need to make over $400K a year to afford a home in these two markets!

Here is an example of a Misleading Headline. “The Rental Market’s Downward Slide: 5 Straight Months of Falling Rents”. However, rents are $338 a month higher than 9/2019. It dropped 1.6% in the past 15 months or $29 a month to $1747 a month.

Scam Alert- Vacant land scammers are out there. I had someone try personally.

Why do agents get paid so much money?
“With the amount of driving, marketing, and other fees that we have to pay in order to be agents and to sell real estate, the commission is not as much as it appears. Especially since we, as agents, are still paying into our company; they take a portion of our commission with each sale. When you factor in that we spend on average 100 hours per transaction, and the risk to you being nothing if we don’t do our jobs and get it sold it’s really quite a bargain. If you feel it’s too much – I’ll be happy to reduce it by 50% if you are willing to pay that fee upfront.”

Another agent said they could get us more money
You need to have done your homework, run the stats, and know the numbers. “It’s not about what you say or what the other agent says; it’s about the market.”

“I hear you and get that netting the most money is vitally important. Here’s exactly what’s happening in the market. We have X houses on the market right now, and X houses selling per month. That means X months of supply for buyers to choose from. You told me you wanted to sell your house in X months — correct?

“With X properties coming on the market every month, wouldn’t you agree that accurately pricing the property is important today?

“Your home does have many upgrades and many of the houses I showed you have similar upgrades. That demonstrates what buyers are willing to pay. Do you have any reason to believe that buyers are offering more than the recent closed sales?

“The MLS data is all the same — but some agents will tell you what they think you want to hear just so they can get the listing because they’re desperate to land your business. I’m the agent who tells the truth and can justify your price to the buyers, their agents, and the appraiser. What kind of agent do you want to work with?”

Bring me a Buyer!
THE FSBO DOESN’T WANT TO HIRE YOU, THEY DON’T WANT TO MEET WITH YOU, AND THEY DON’T WANT TO HEAR YOUR SPIEL ABOUT HOW CONNECTING SELLERS WITH BUYERS IS WHAT YOU DO FOR A LIVING AND CAN DO IT FOR THEM. THEY JUST WANT TO TALK IF YOU CAN BRING A BUYER WITH YOU ON DAY ONE. THIS IS A TOUGH OBJECTION. TOUGH BECAUSE YOU HAVE TO EDUCATE THEM A BIT ON HOW THE PROCESS WORKS, AS WELL AS UNDERSTAND THEIR CURRENT PLAN, WITHOUT MAKING THEM WRONG OR MAKING THEM FEEL DUMB.

The key here again is to ask the right questions. Get to the heart of their plan by asking them things like “What is your backup plan if no agent can bring you a buyer on day one before even viewing the property?” Or, “Are you looking to have an agent bring you a buyer before they view your home and have a chance to market it?” You can also level with them. Say something like, “It sounds like you have been talking to a lot of agents and telling them all the same thing—has it worked yet?” When they say “no”, now you have a conversation starter and can say, “oh, well why do you think that is?”

When you give yourself negotiating room – you lose negotiating strength. Generally, room means overpricing. Higher pricing means fewer showings, and more days on the market which means you eventually run out of time and run out of negotiating strength.

Read the last line – Chip and Joanna Gaines home for sale. If you could keep it 80% rented that’s $21,000 a month. Over $10,000 a month profit with 25% down.  Can you do the math for your properties?
Mortgage rates are high – demand low  – 7.25%.  Refi’s are non-existent!
This Orlando story applies to most of us.
Click Bait: “Foreclosure ticks up,” BUT only 3,350 homes NATIONWIDE were repossessed in August (about 40,000 a year pace) – with an expected 4.8 million sales or only 83% of the market. Don’t buy any courses 🙂

When they say: “We decided to save the commission and sell it ourselves.”

What you could say: “I agree that you can save on commission by selling it yourself — we all like to save money. I mean, I shop at Costco too, but did you know that today there are X houses for sale and that last month only Y actually sold?

“That’s an X-month supply of houses if no other homes come on the market, and only 4 percent of all houses sell by owner, which means real estate agents sell 96 percent of houses listed.

“Most top agents and buyers who are serious will never look at at an FSBO [for sale by owner], and the buyers who will consider buying a FSBO will want to save the same commission that you’re trying to save. Statistics show that FSBOs sell for almost 6 percent less than houses listed with a professional. That means you could have me market the house and pay my fees — and still walk away from the settlement table with more money in your pocket than you would if you sold on your own.
