Real Estate Conversations: The Big Three for Buyers
This conversation is important for buyers to understand as they are going through the process of buying a home (especially first-time buyers.) .It helps them put the buying process into perspective.

I call this The Big 3

Price – They want to stay within their budget (which is often some vague number)

Location – They want to be in their preferred neighborhood

Property – They want a property with the right level of upgrades, size, etc.

These are the 3 things that buyers want: the right type of property, in the best area, and within their budget.

When dealing with buyers, say they can choose 2 of these.

If they want the right price and in the right location then they may need to sacrifice features or size. If they need a certain type of house in a specific location, they may need to increase their budget. If they need a certain house and they can’t change their budget then they may need to be open to new locations.

Explaining this to buyers helps them understand that they need to make sacrifices and they need to be flexible with their “perfect house”. In reality, there is no perfect home. Even a brand new, custom-built home will have flaws.

I’m not proud of the amateurs because either through a lack of experience or an ulterior motive they may stretch legal and ethical practices to get their way. Pros like me do the opposite,  we tell you the truth and let you make the best decision possible for yourself.
So please be comfortable having a secret code between ourselves.  When we are involved with the different people in the transaction I will say simply amateur or pro and we will both know what that means.

Record low mortgage Rates –
What a surprise- – Mortgage Rates are low – prices are rising – and Mortgage Amounts are at all-time highs. 
Some evictions are happening – know your rights. And I’m a bit worried about lawsuits against landlords who do evict.
IBuyers bought fewer homes In Quarter 3 – interesting stats – one out of 20  Ibuyer offers gets accepted and they are paying 98.5% of market value with an average of 8% in service fees.  ( Wonder about repair concessions) Netting 90.5% of fair market value – for with an agent and net 95% to 95%!

October sales speeded up – buyers need to move quickly. Talk to us Tuesday about tips and tools to get your buyers to make a better offer more quickly.
But lowest interest rates even make it a better deal! In this market, the good deal is not the price you pay, but the low-interest rate.
Zillow reports a profit in a quarter in a long time – but losing a ton on each home they buy I predict they will lower buyer side commissions and call it a great value because you “do less work” on a Zillow home.
Evictions are starting again.
